Conru Pienaar has been living here in Caaguazú, Paraguay since 1991 and is well integrated into its local population with fluent Spanish, English, and Afrikaans behind his skillset. He has been pioneering sustainable housing construction in Paraguay for over 15 years.

Besides being an amazing artist, architect, designer, contractor and strong Christian, He is also a family man that hold old fashioned values and morals in high regard as he understands the importance of providing people a safe and inspiring living environment. As you have noticed he is into healthy living, exercise and organic non-altered seeks or processed foods.

Eeden Country Club Property Ownership and Administration Regulations

Each lot is delivered with connections to public services, including water, electricity, and fiber-optic internet. The installation of satellite antennas is not allowed.

Rules
  • All homes must comply with Ecological Constructions specifications, be organic and ecological, with a base structure of American style wooden logs, wood frame construction and hempcrete insulation. the wooden frame walls with hempcrete can be covered by stone, brick, plaster, wood or cement sheets.
  • All constructions will be carried out by the company Best Pisos, following high-quality and fast execution standards.
  • The council of owners is composed of a representative from Best Pisos, the project administrator, and representatives of the property owners.
  • Each owner is required to pay their proportional share of common expenses and taxes, according to the percentage set in the Property Ownership Plan.
  • This payment covers maintenance, cleaning, and security costs for the common areas of Eeden Country Club.
  • The only access points to the lots from the street are the main gates of the complex. Private access is not permitted.
  • The gates and internal roads guarantee access to all lots without exception and are considered common areas.
  • Residents must not disturb the peace of other occupants and neighbors with loud noises at any time, including those caused by games, pools, or parties.
  • If a property owner organizes an event, they must submit a guest list and the number of incoming vehicles to the administration.
  • The property owner is responsible for any damages caused by their guests.
  • The maximum speed limit within the complex is 20 km/h.
  • The lots are for residential use only. Commercial, industrial, or animal farming activities are prohibited. Only personal gardens are allowed.
  • The administrative council is the governing and executive body of the community. Property owner representation must be elected annually by consensus.
  • The occupancy rate of each lot must not exceed 40% of the total land area.
  • To protect flora and fauna, tree removal requires prior authorization from the administration.
  • The sewage system (septic tank and soak pit) must be built by Best Pisos to ensure quality.
  • Property boundary walls must be green walls. The use of stone, brick, or cement is not allowed. The maximum height is 1.20 meters, preferably using wire mesh or wood. If exceeding this height, it must be covered with vegetation.
  • The event hall in the recreational area (container section) is available for use by property owners.
  • Each house is responsible for paying its own water, electricity, and internet consumption.
  • Construction can only begin on fully paid lots.
  • Private storage containers must be placed only in designated areas.
  • These regulations are subject to modifications without prior notice at the discretion of the administration.
  • If a property owner decides to sell their lot within Eeden Country Club, the club reserves the first right of purchase.
  • If Eeden Country Club chooses not to purchase the property, the new buyer must comply with the regulations.
  • The club reserves the right to approve or reject the new buyer.
  • Each property owner must maintain their lot clean, preventing the growth of weeds, the accumulation of waste, debris, or any materials that could cause environmental pollution or attract insects and pests.
  • If an owner fails to maintain their lot, they must pay Eeden Country Club for the cleaning service.
  • When selling a lot, the seller must pay 10% of the sale price to Eeden Country Club, which will be invested in infrastructure improvements and common areas.
